Revised Borough Triangle scheme set to be rejected by Southwark Council following affordable housing cut

Southwark Council’s planning committee is being advised by Southwark Council officers to reject a revised scheme for Borough Triangle, which would see its affordable housing provision cut to just 10%. 

The scheme was initially approved despite objections from residents and local Liberal Democrat councillors – providing at that time 35% affordable housing, with just 17% of the homes being social housing. In March 2026 the Liberal Democrats wrote to senior planning officers urging them to recommend rejection.

If the planning committee agree with officer recommendations to reject the proposal, the developer must keep to its original affordable housing commitments, or not proceed with the development at all. 

Commenting, Cllr David Watson, Liberal Democrat Borough and Bankside Councillor said:

"Despite Borough Triangle's already meagre affordable housing provision, it is deeply insulting to residents for the developer to come back to the council asking to slash its affordable offer to just 10%. 

This is not a development that will work for local people, or the 23,000 households on the housing waiting list. I'm pleased that council officers are recommending rejection of this proposal, and hope the planning committee agree with local residents and officers that this is unacceptable"
